Often, it will look to homeowners like the appraiser did not include all of the finished area of the house in the appraisal report in other words the appraiser measured the house too small. However, this is usually just because the appraiser looks at some area as basement and some area as GLA or above grade area. This does not mean that the appraiser did not estimate value for the areas; it just means that basement area was compared with other similar basement areas and might not be as easy to find in the typical home appraisal report.
